NIE numbers in Spain — Algorfa

The Spanish tax authority uses NIE numbers expressly so they can complete your annual returns regardless of whether you are a resident or non-resident property owner. Additionally, it will help the service providers who will ask you for information about your passport, bank account, and NIE number when you join up.

NIE numbers for purchasing real estate:

You will both require NIE numbers if you are purchasing a property in Spain under two names, such as husband and wife. Although there are brief exceptions, you will not be permitted to sign the deeds without an NIE number. They will ask to see the original marriage certificate if you were married outside of the EU. The immigration offices (oficinas de extranjeros), which are located in certain police stations in the neighbourhood where you are purchasing the property, are where you must submit your application. The process of applying for your NIE numbers and signing the deed to your property can both be done on the same day with the help of your abogado.

You must submit two passport-sized photos of yourself.

A photocopy of your passport, and the deeds to your property. You must make copies of your Spanish visa if you do not reside in the EU. After two weeks, you should get your NIE number, though it may come sooner or later.

You should apply for your NIE number at least four weeks before you sign the deeds to your Spanish property, in my opinion. It might be highly stressful to process on the same day that you sign your deeds. The lines can be very long, and it's not unusual to have to wait for many hours before you can apply. Doing everything beforehand will eliminate any issues, allowing you to concentrate just on signing the deeds that day.
